Letts Inventories September 2026 Update: New Property Services, Vacant Property Inspections & No More VAT

September 2026 brings several updates at Letts Inventories Ltd, including new property services, updated Terms & Conditions and some good news for the letting agents, landlords and property professionals we work with across East Sussex, West Sussex and West Kent.
Alongside our established property inventory, check-in, check-out and interim inspection services, we are expanding the support we can provide with vacant property inspections and professional accompanied property viewings.
Here’s what’s changing from 1st September 2026.
Letts Inventories is no longer VAT registered
From 1st September 2026, Letts Inventories Ltd will no longer be VAT registered, meaning VAT will no longer be added to our invoices.
Our underlying prices have not increased or changed as part of this update. We have simply updated our property inventory and inspection price lists to reflect that VAT is no longer applicable.
For letting agents and landlords who cannot reclaim VAT, this may make our inventory, check-out, check-in and property inspection services more cost-effective.
Updated price lists are available upon request.
Updated Terms & Conditions
We have also completed a detailed review of our Terms & Conditions, with the updated version applying from 1st September 2026.
There are no major changes to the way we work or the service our clients receive.
Instead, the review has focused on making our Terms & Conditions clearer and more comprehensive, while ensuring they accurately reflect how our independent property inventory and inspection services operate in practice.
Clear expectations are important for everyone involved in a tenancy, particularly where reports may later form part of an evidence trail relating to property condition, maintenance or a tenancy deposit dispute.
NEW: Vacant Property Inspections
We are pleased to add vacant property inspections to the services available from Letts Inventories.
When a rental property, managed property or property for sale is standing empty, regular inspections can provide valuable oversight during the vacant period.
Vacant properties can be vulnerable to problems including water leaks, damp and mould, storm damage, security issues, signs of unauthorised access, pest activity and general deterioration. Issues can also go unnoticed for longer simply because nobody is regularly occupying the property.
Our vacant property inspection service provides landlords, letting agents and property managers with an independent visual record of the property's condition at the time of each visit.
Depending on the agreed requirements, inspections can include observations relating to:
General condition of the property
Signs of leaks, water damage, damp or mould
Visible maintenance concerns
Doors, windows and general security
Signs of unauthorised access or disturbance
Gardens and external areas
Evidence of pests or dead animals in accessible areas
Meter readings where required and accessible
Alarm observations or testing where agreed and possible
Photographic evidence of the property's condition
Any obvious concerns identified during the visit
Following the inspection, clients receive a dated property inspection report with photographic evidence, creating a useful record of what was observed during the vacant period.
Some property insurance policies also contain conditions relating to properties that are left vacant or unoccupied, including requirements for periodic inspections. Landlords and property managers should always check the specific requirements of the relevant insurance policy, as our inspection service does not replace or guarantee compliance with individual insurance terms.
Our vacant property inspections can be arranged as a one-off visit or as regular scheduled inspections, depending on the requirements of the property and client.
NEW: Professional Accompanied Viewings for Sales & Lettings
We have also expanded our services to offer professional accompanied property viewings for both sales and lettings properties.
For busy estate agents and letting agents, finding enough time to conduct every viewing can be difficult – particularly during busy periods, staff holidays or when properties are located away from the office.
Our accompanied viewing service provides flexible additional support without the need to increase permanent staffing.
We can attend the property on your behalf, meet prospective tenants or buyers and professionally represent the property during an allocated viewing session.
This service can be particularly useful for:
Letting agents requiring additional viewing cover
Estate agents needing sales viewing support
Staff holidays or sickness
Busy periods and high levels of enquiries
Properties located further away from the office
Block viewing sessions
Weekend or additional viewing capacity, subject to availability
Rather than charging for individual 15-minute appointments, our property viewing service is based around reserving dedicated time for the property. This means multiple appointments can potentially be arranged within the allocated viewing period.
Each booking is tailored to the property, location, travel and key arrangements, so viewing prices are available upon request.
A Reminder About Our Online Booking Forms
As we continue to grow our property services, we're also encouraging clients to use our online booking forms when instructing us wherever possible.
Our booking forms are designed to collect the information required for an inventory, check-in, check-out, interim inspection or other property service in one place.
This reduces missing information and unnecessary back-and-forth emails, helping us keep administration efficient and allowing us to spend more time delivering the service itself.
